In recent times, our practice has been particularly active in the private real estate credit space, sourcing select opportunities which provide compelling risk-adjusted returns (attractive interest rates, moderate LVRs, relatively short durations and quality assets and sponsors).
Recent examples include:
- First mortgage facility secured against a family home (in good condition) located in a prime pocket of South Yarra, VIC
- LVR of 60%, with the valuation supported by a recent on-market sale campaign via which the Borrower purchased the property
- Interest rate of 10.0% pa (paid monthly) over a 12 month term (minimum interest period of 6 months)

Borrower had substantial net property assets (modestly geared) and provided personal guarantees
___ - First mortgage multi-tranche construction facility secured against a high quality boutique apartment development located on the doorstep of Berwick Village, VIC
- SLM investors participated in the later tranches, with construction already more than 50% progressed and ahead of schedule and budget
- 50% of apartments pre-sold (with gross sale proceeds equating to more than 80% of the facility limit)
- Interest rate of 10.0% pa (paid monthly) over a 14 month term

Borrower had a track record of developing similar projects in the area, and had substantial net property assets (modestly geared), with corporate and personal guarantees provided
___ - First mortgage land facility secured against a well-located development site in Caboolture, QLD
- At the time of advancing the facility the property was the subject of a draft contract of sale with a reputable counterparty
- LVR of 60% based on an independent valuation (and contracted sale price)
- Interest rate of 10.0% pa (paid monthly) over a 12 month term (minimum interest period of 6 months)
- Borrower was a unit trust controlled by an ASX-listed investment company with in excess of $200 million in net assets (modestly geared), with a corporate guarantee provided by them
